Is it really free, or is there a catch?
Genuinely free. Unlimited listings, unlimited staff, full CRM - no credit card required to sign up, ever. We make money only when you choose to use optional pay-as-you-go credits for things like featured listings, XML export feeds, or AI tools. If you never buy a credit, you never pay us a cent. That is it. No setup fees, no cancellation fees, no hidden charges.
Who can sign up?
Only verified estate agents, agencies, and property developers can access the MLS and co-broking network. Every agency is vetted - agency registration or licence, proof of active real-estate activity - before they're let in. Other professionals like lawyers, architects and mortgage brokers exist elsewhere in the ecosystem to support transactions when needed, but your listings and your deals stay between verified agents. No tyre-kickers. No scrapers. No outsiders sliding into your pipeline.
How do credits work?
1 credit = €1. Credits power optional upgrades: featuring a listing (from 10 credits), property alerts (5 free, then 5 credits each), XML export (35 credits/month or 250/year), AI market analysis, and more. Credits never expire, bulk packs come with discounts, and every new verified agency gets 20 free credits to start.
Do I get a website with the free plan?
Yes, every agency gets a free branded MicroSite with built-in lead capture to share properties with clients. If you want a full custom agency website with your own domain (your-agency.com), drag-and-drop pages, AI SEO & GEO, and auto-generated location pages, the optional Website Builder is from €50/month with all your properties auto-loaded. Build & preview free, only pay when you publish. Already have a website? The XML feed (€35/month or €350/year) pushes every PropertyList listing into it automatically.
How do I get leads from my website into my CRM?
Automatically. If you use the PropertyList Website Builder, every enquiry form, popup, and property enquiry button feeds directly into your CRM with full source tracking and auto-assigns to the right agent. If you use the XML feed on your own site, you can also connect leads back via standard form integrations.
Can I switch from my current portal or CRM?
Yes - many agencies use PropertyList alongside their existing systems during transition, then switch over fully. You can import listings via XML, and our team can help you migrate if needed. No lock-in either way.
How is this different from Idealista or Fotocasa?
Idealista is a consumer portal where you pay to advertise. PropertyList is both an MLS (agent-to-agent sharing & collaboration) and a public portal - with a built-in CRM, team tools, and branded MicroSite. We charge nothing for the essentials, only for optional performance upgrades.
